Selling your home soon? 💰⠀ ⠀ A fantastic outdoor area may be a feature potential buyers are looking for.⠀ ⠀ So give it a bit more attention to increase your home’s chance of selling.⠀ ⠀ Even if it’s just a little space, try to get someone to look at it and get suggestions. ⭐️⠀ ⠀ You need to look at every space as an opportunity to increase your home’s value to get to that price point you want! 💯⠀ ⠀ Ben 🔑

When someone asks me - what don’t you love about being a real estate agent?⠀ ⠀ Here’s my answer...👇⠀ ⠀ Unfortunately in this industry, too many agents tend to JUST push the sale.⠀ ⠀ After all, their fees depend on it! ⠀ ⠀ But selling isn’t always the right decision for the client, in fact sometimes the best advice is to stay where you are.⠀ ⠀ And when this is the case, to be a trustworthy agent, you’ve got to have the courage to speak up and let them know.⠀ ⠀ Because if you’re only aiming for the fees, your reputation would take a toll since as a professional your priority should be to help the client - not you!⠀ ⠀ By the way, a while ago I made a video about this whole topic... watch the full video here http://bit.ly/about-realestate⠀ ⠀ Ben 🔑⠀ ⠀ Amazing interiors from @dactylion_design

Most home sellers want to sell their property ASAP! 💨⠀ ⠀⠀ But each property has different factors that affect how quickly they sell.⠀ ⠀⠀ In fact, there are cases where a property can be on the market the same day a buyer is ready to purchase. 🏠⠀ ⠀⠀ Here are the most likely factors that determine how long it takes to sell - take a look.⠀ ⠀⠀ 👉Price. How you show the price to buyers is a big part of the selling process. Some properties show the price, some don’t and some go to auction - it depends on the strategy. ⠀ ⠀⠀ 👉Location. It’s one of the main concerns for buyers, so you can expect that those in undesirable neighborhoods can be slow when it comes to getting offers.⠀ ⠀⠀ 👉Condition. Sellers and buyers have different opinions but most would pick a brand new home or a meticulously renovated home over the homes that needs more repairs.⠀ ⠀⠀ 👉Market Temperatures. Even the real estate market has seasons and it’s important to know when the peak ones are and when the low ones come in. ⠀ ⠀⠀ 👉Marketing Strategy. Some agents will disregard who your home appeals to the most. But knowing which demographic a home could click will create a better chance for a home being sold quickly.⠀ ⠀⠀ You can’t sell a home with sheer luck!⠀ ⠀⠀ It all depends on these factors and a solid marketing strategy on how fast you can sell - but if you want more help feel free to message me or call me at 0405 000 219. 📱⠀ ⠀⠀ Great interiors by @SugarAndCloth

What’s the best way to gauge the home prices in an area? 🤔⠀ ⠀⠀ By attending open homes! 🏠⠀ ⠀⠀ But first, you’ve got to narrow down the neighbourhoods you want to move in to. ⠀ ⠀⠀ Look at for sale signs in the area and even if they’re not a perfect fit for you - it’s a great way to learn more about the neighbourhood. ⠀ ⠀⠀ Then when you find a house you love, you’ll know how the home compares to better or worse ones in the area. ⠀ ⠀⠀ A good strategy is to find the cheapest house in the neighbourhood. 📍⠀ ⠀⠀ If you buy at the bottom of the price range in a prime location, you’ll have more room to build up home value. ⠀ ⠀⠀ Let’s say you found a property that’s the only one on the block without wood floors and granite countertops. 🛠⠀ ⠀⠀ If you have the cash to make those upgrades, you’ll be able to add instant value to it!⠀ ⠀⠀ So to sum it up…be on the lookout for open homes to get a winning deal. 👀⠀ ⠀⠀ For more property related advice, you can always reach out to me so I can point you to the right direction!⠀ ⠀⠀ Ben 🔑⠀ ⠀⠀ 📸 @KiruhatPrintables

Selling your home isn’t always predictable.⠀ ⠀⠀ Planning is important, but there will always be something you aren’t expecting.😨⠀ ⠀⠀ That is why you need an experienced agent who can think on their feet.⠀ ⠀⠀ Sure there are success stories out there of owners getting results by themselves. 💯⠀ ⠀⠀ But you need to keep in mind that the kind of home and location affects how successful each sale can be.⠀ ⠀⠀ Having an agent will prepare you well for those situations to arrive at the best possible result with less the headaches. 🤯⠀ ⠀⠀ So plan your move well and figure out early on if getting an agent will be more beneficial.⠀ ⠀⠀ And if you need property advice - I’m always happy to help out! 👌⠀ ⠀⠀ Ben 🔑⠀ ⠀⠀ 📷 @ModestGeniusDesign

If you're selling, you HAVE to appeal to your target buyer.👌⠀ ⠀⠀ But you can’t help but overlook some details that could turn off buyers. ⠀ ⠀⠀ Here's what you need to avoid 👇⠀ ⠀⠀ ❌Lingering sellers. It can be hard to let go of your home but once you decide to put it in the market, you need to commit.⠀ ⠀⠀ ❌Unprepared home. Buyers want to see a home that’s clean and neat. So when they arrive at a home and see any less, it’s instantly a major turn-off. ⠀ ⠀⠀ ❌Unclear listing. Make sure that the price and high quality photos are visible in your listing. Ask your agent for assistance in pricing through recent sales as well. ⠀ ⠀⠀ ❌Outdated features. Popcorn ceilings or outdated appliances won’t impress buyers. It will tell them that you’re not caring for the home enough — so change those out!⠀ ⠀⠀ ❌Forgetting curb appeal. First impressions last so make sure that the first thing they see makes them go WOW - that’s where curb appeal matters.⠀ ⠀⠀ Getting a buyer interested is just a matter of showing them how desirable your home is.⠀ ⠀⠀ If you need more tips, then check this out 👉http://bit.ly/turning-buyers-off ⠀ ⠀⠀ But if you really need to talk to an agent, you can always contact me—I’m always ready to help! ⠀ ⠀⠀ Ben 🔑⠀ ⠀⠀ 📷 @tuvaluhome

The main goal when home selling is to make a profit!💰⠀ ⠀⠀ Read on to find out how the right renovation goals can give you great results👇⠀ ⠀⠀ 👉Plan, plan, plan. Seek advice from an agent and an appraiser to know which areas will yield high returns.⠀ ⠀⠀ 👉Ask for help. Talk to professionals for every aspect of the project. From interior decorators to architects - don’t be afraid to ask for help.⠀ ⠀⠀ 👉Think about your buyer. It’s important to determine your target buyer - is your home for families or bachelors? Discuss it with your agent before deciding.⠀ ⠀⠀ 👉Budgeting right is essential. A valuer can help you with cost estimates and crafting a budget and aim to double what you spent in renovation in the final sales price. ⠀ ⠀⠀ 👉Assemble a reliable team. A team of professionals you can trust and have a rapport with can make the whole process easier—for you and for them.⠀ ⠀⠀ The renovation process can be stressful! ⠀ ⠀⠀ But with thorough planning and a team of reliable people by your side, this process can yield the profit you’re aiming for. 🎯⠀ ⠀⠀ Need to know more? I am always getting asked ‘When should I put my property on the market?’ ⏰⠀ ⠀⠀ I’ve put together a few tips for you. 👇⠀ ⠀⠀ ❌First Half of the Year. You don’t really want to go to market in January, a lot of people are still on school holidays often up the coast or overseas, and the kids aren’t back at school yet.⠀ ⠀⠀ ❗️Second Half of the Year. September things start picking up, and then October, November and the start of December are really good times to sell. Probably the best time of the entire year! ⠀ ⠀⠀ ❌When NOT To Do Auctions. Throughout the entire year, you never want to do an auction on a long weekend. And if nobody’s around – you obviously don’t want to be auctioning!⠀ ⠀⠀ So there you have it! 👌⠀ ⠀⠀ Hopefully this helps you get some insight into when you should sell your property.⠀ ⠀⠀ By the way, even though there are off seasons, a successful sale still primarily depends on your agent.⠀ ⠀⠀ If you need a hand selling or just to talk someone about it, feel free to give me a call on 0405 000 219 or just reply to this post. 👇⠀ ⠀⠀ Chic interiors by @anastasiakphotographer

I am frequently asked ‘Are we in a bubble? Is housing affordability a problem? 🏡⠀ ⠀ Now when it comes to these conversations, they are mostly talking about Sydney and Melbourne.⠀ ⠀ Queensland is still a very steady market with buyers and investors coming in. ✅⠀ ⠀ They still view Brisbane as a market with great value and great yields. ⠀ ⠀ Here are my thoughts, with three tips on buying a valuable home. 🤔⠀ ⠀ ✨Lower Your Expectations. You need your expectations to be in line with how much money you have to spend. Be realistic with your budget and search for homes that have underlying potential.⠀ ⠀ 👀 Look Beyond the Pricy Suburbs. You will be surprised at the kind of value for money you may get by just broadening your search horizon by a few kilometres outward. ⠀ ⠀ 💰 Stick to Your Budget. Keep at least a 20% buffer when you plan to buy a property to make sure to keep up with those repayments.⠀ ⠀ So there you have it! 👌⠀ ⠀ Hopefully this was useful to you and it has helped you get tips in buying a great property.⠀ ⠀ If you’d like some help finding your own property, feel free to give me a call anytime on 0405 000 219. 📱⠀ ⠀ 📷 @danishdesignstore

In life, small investments can go a long way. ⠀ ⠀⠀ This is particularly true when it comes to real estate, especially when you’re thinking about putting your home up for sale. 💯⠀ ⠀⠀ Whether you plan to sell the house or not, the tips below are always worth doing to increase your property’s worth.⠀ ⠀⠀ ✅Create space. Everyone wants a spacious-looking home, so anything you can do to open up the space is a good idea (even if it’s just a little bit! ). Don’t be afraid to knock down walls or remove the kitchen island if that’s what it takes. ⠀ ⠀⠀ ✅Get in the garden! A nice yard makes a huge difference – and an ugly one can create a huge problem. Properly prune bushes, trim trees and mow your lawn.⠀ ⠀⠀ ✅Luscious lighting. They’re not too expensive and look really stylish and trendy. Additionally, you can try fixing up the broken panes, installing lights with motion detectors.⠀ ⠀⠀ ✅Basic maintenance and repair work. Plumbing leakages, rusty rain gutters, problematic furnace, septic systems, leaky windows, cracked floors and broken doors – these are basic things that no homeowner can ignore. ⠀ ⠀⠀ ✅Fix-up the flooring. If your floor needs some work, ideally you should spend between 600 to 900 dollars on the floor repairs. Just a few fixes and you’re already looking good.⠀ ⠀⠀ So – now that you know these easy and economical upgrades, what are you waiting for? 🤔⠀ ⠀⠀ Roll up the sleeves and make it happen! If you’d like more tips on selling, as well as how to maximise your portfolio for your current property and future investments.⠀ ⠀⠀ Give me a call at 0405 000 219 if you're thinking about selling. Happy selling! 💰⠀ ⠀⠀ 📷 @interiordesignmag

Your agent knows the best selling strategy for your home! 👌⠀ ⠀ Every location and other factors can affect the selling process, but most of the time the only way to find out is to try. ⠀ ⠀ If nobody comes, that's probably a good indication. 🤔⠀ ⠀ If your home is near a high traffic area where buyers often swarm, it's probably a good candidate. ⠀ ⠀ Place open house signs throughout the area directing buyers to your location or advertise your open house in the newspaper and post open house times online. 👀⠀ ⠀ Don't forget to invite the neighbors - they're going to come anyway.⠀ ⠀ There are lots of ways for you to find out just how suitable it is for you to open your home to people. 🏡⠀ ⠀ So keep an open mind and let your agent figure out the best course of action for the type of home that you have. 😎⠀ ⠀ Ben⠀ ⠀ 📷 @decoratoo com
